A manufactured home on a block perimeter foundation with an access door and vent

Is a foundation certification the same as a structural integrity report?

No. A foundation certification addresses whether the foundation meets a specific standard, and a structural integrity report evaluates the home after relocation. A moved-home file may need one or both, so the condition decides.

Issued in: Missouri, Arkansas, Illinois, Kansas, Iowa, Nebraska, Indiana.

When you need it

  • The condition asks for a permanent foundation certification
  • The only certification on file was written for the previous site
  • The home is being recorded as real property at the new site
  • Underwriting asks for the foundation and the structure to be addressed

What the engineer looks at

  • Footings and piers, and how the home is supported
  • Anchors and tie-downs
  • Whether the wheels, axles, and towing hitch have been removed
  • Permanent utility connections
  • Skirting and drainage around the home

What you get

  • A signed and sealed foundation certification
  • A list of corrections when the foundation does not qualify
  • A document the lender and the title company can both use
  • Both reports from one visit when the file needs both

Common questions

Can both documents come from one visit?

Yes. When a file needs the structural integrity report and the foundation certification, the engineer covers both on one inspection.

Does an old certification carry over?

A certification describes one installation at one site, so one written for the previous site does not cover the current one.

What if the foundation does not qualify?

The engineer lists what has to be corrected. After a contractor does the work, the foundation is inspected again.
