SIRReport

How it works.

Three steps from the condition to a signed PDF. The scope and the fee are confirmed before the visit is booked.

  1. 1

    Send the condition

The wording from underwriting, the property address and state, the loan type, and the closing date.

We confirm which report the condition is asking for. If it could be read two ways, we say so before the visit, not after.

  2. 2

    The engineer inspects

A licensed Professional Engineer inspects the home at its current site: frame and chassis, section connections, supports, and anchors.

The borrower or their agent provides access, including under the home.

  3. 3

    The report arrives

A signed PDF with the observations, photographs, and a structural opinion within the agreed scope.

It goes to the borrower, and to you when they authorize direct delivery. The lender reviews the file and makes the decision.

Step one is the request form, or a call to (314) 834-5853.

What to have ready

A complete request gets a firm answer on scope the first time. The ordering checklist.

  • The condition, word for word. Not a summary of it.
  • Property address and state. The report is sealed for the state the home sits in.
  • Loan type and closing date. The scope depends on the program.
  • Move history. Where the home came from and when, as far as the borrower knows.
  • Home identification. Photos of the data plate and the exterior HUD labels.
  • An access contact. Who can let the engineer in and under the home.

What the report does and does not do

So nobody in the file is surprised.

It documents the structure

What was observed at the current site, and the engineer's opinion within the agreed scope.

It does not decide eligibility

Whether the home and the loan qualify stays with the lender.

It is not a foundation certification

That is a separate document against a foundation standard. Some files need both.
