What does a structural integrity report contain?

It contains a Professional Engineer's findings on a moved manufactured home, based on an inspection at the property where the home sits now. The report is a signed PDF that answers one question for your file: was the home damaged, altered, or weakened when it moved?

Which parts of the home does the engineer cover?

The inspection concentrates on the parts most affected by transport and reinstallation:

  • The frame and chassis, including distortion, damage, weld changes, corrosion, and whether the frame carries the home as intended.
  • For a multi-section home, the connections between sections and any visible signs of movement.
  • The piers, footings, anchors, and tie-downs at the new site, and the load path they create.

What does the finished report look like in your file?

You receive one PDF, signed by the engineer. It records the conditions documented on site and gives a structural opinion within the scope we agreed on before the visit.

Read the scope statement first. It tells you what was part of the assignment and what was not, which is what you need when you compare the report against the written condition in your file. If the condition asks for something the scope does not mention, raise it with us before you pass the report to your reviewer.

Is it the same as a foundation certification?

Not necessarily. A structural integrity report evaluates the home after relocation, while a foundation certification addresses a specific foundation standard. Some files need one, some need both, and your lender decides which. Our comparison of the report and a foundation certification shows how to tell the requests apart.

Does the report mean the loan will be approved?

No. The report supports your review. You look at the complete file and confirm whether the home and the loan meet applicable requirements, and we cannot promise that any home or loan will qualify.

What if the findings are not what your borrower hoped for?

An honest report can describe conditions nobody wanted to see. If it does, ask the engineer what further information or work is needed before anyone authorizes more. Your borrower then has a clear next step instead of a guess, and your file shows what was asked and answered.

Which states do reports cover?

Each report is signed by an engineer licensed in the state where the home sits: Missouri, Arkansas, Illinois, Kansas, Iowa, Nebraska, or Indiana.
