Is a structural integrity report the same as a foundation certification?
Not necessarily. A structural integrity report evaluates a manufactured home after relocation, while a foundation certification addresses a specific foundation standard. They are two assignments that sometimes share a site visit.
How do you tell which one the condition asks for?
Read the wording, not the nickname. A line that names a foundation standard points to a foundation certification. A line that asks about the home after a move points to a structural integrity report. A line that mentions both needs both, and it should be sent to us in full.
Our guide to what the report contains lists what the structural side covers.
What does each document answer?
- Structural integrity report: was the home damaged, altered, or weakened when it moved? It looks at the frame and chassis, section connections, and the piers, footings, anchors, and tie-downs at the new site.
- Foundation certification: does the foundation meet the standard named in the request? The engineer's work may involve the supporting system, anchorage, accessible conditions, and information about the home and installation.
Can one prior report stand in for the other?
Do not relabel a report to fit a new condition. A report written for one foundation question should not be renamed because a different program is now under review. Send the prior report to us with the new condition, and we will tell you whether more work is needed. Your lender decides what it can rely on.
What if the borrower already has a foundation report?
Ask your reviewer whether it will be accepted for this transaction, and send us the complete report. An earlier report may not cover later additions, changed conditions, or a newly requested scope. Its date, findings, and limitations tell the engineer what was already evaluated.
What should you send us when the request names both?
- The full condition, word for word, and where it came from, such as underwriting or the appraisal.
- The property address and state.
- Any known move history, additions, or repairs.
- An access contact and the date your reviewer needs the report.
Keep separate requests separate. Merging them into one sentence is how the scope gets misread.
Who signs the report?
An engineer licensed in the state where the home sits. We issue reports in Missouri, Arkansas, Illinois, Kansas, Iowa, Nebraska, and Indiana.
Where do you go next?
Our foundation certification service covers the foundation side. Send us the condition and the address. We reply within one business day.
