What should a loan processor send to order a structural integrity report?

Send the complete written condition, the property address, and the name of the person who will review the report. A short note that says "need structural letter" leaves too many scope questions open.

What belongs in the request?

  • Property: full address, state, and any address mismatch in existing records.
  • Condition: the complete lender or appraisal wording, with attachments that identify the concern.
  • Home information: manufacturer and serial records if you have them, plus earlier reports.
  • Known changes: additions, attached structures, repairs, and the reported move.
  • Access: an owner or agent contact and any known limits.
  • Delivery: who receives the report, the review contact, and the deadline.
  • Billing: who requests the quote and who authorizes the work.

Borrower credit, income, and account records stay in your process. We do not need them.

What should the quote confirm?

Ask for the scope, the deliverable, the fee, and the expected scheduling. If the lender wants separate foundation and structural opinions, check that both are included. Ask how extra investigation, repairs, a return visit, or a revised scope would be handled.

Give us two dates: the closing date, and the earlier date your reviewer needs the report. We can talk about availability against the real deadline.

Why does the exact wording matter?

Copy the condition as it appears in the file and say whether it came from underwriting, the appraisal, or another reviewer. Do not merge separate requests into one sentence. Our guide to reading the condition on a moved home shows how to pin down the scope first.

Can an earlier report be used?

Send the whole report to your reviewer and ask whether it will be accepted for this transaction. Send it to us too, with any new requirement. An earlier report may not cover later additions, changed conditions, or a newly requested scope.

What happens after the report is delivered?

Name one reviewer for questions. If the reviewer has one, have them send it in writing and say whether they need a finding clarified, a missing attachment, or a further assessment. Those can be different work.

Which states can we serve?

Reports are signed by an engineer licensed in the state where the home sits: Missouri, Arkansas, Illinois, Kansas, Iowa, Nebraska, or Indiana.
