A Professional Engineer who inspected the home in person and is licensed in the state where the home sits. The signature means an accountable engineer stands behind the opinion in the report.
Why does the state of the license matter?
The home's location decides which license applies, not the engineer's office address. For a home in Missouri, the report is signed by an engineer licensed in Missouri, and the same logic applies elsewhere. We issue reports in Missouri, Arkansas, Illinois, Kansas, Iowa, Nebraska, and Indiana.
HUD's guidance for foundation certification describes certification by an engineer or architect licensed or registered in the state where the home is located. Confirm with your reviewer what it expects for the report in your file.
What should you check on the finished report?
- The property address matches the file, including any rural route or alternate formatting.
- The engineer's signature is present on the delivered PDF.
- The scope statement matches the written condition.
- The date and the described conditions are consistent with the inspection.

Does the signature mean the loan qualifies?
No. The signature covers the engineering opinion within the agreed scope. You review the complete file and confirm whether the home and the loan meet applicable requirements. We cannot promise that any home or loan will qualify.

Ask for the signed report itself, not a summary of it. If your reviewer needs a finding clarified, a missing attachment, or a further assessment, say which, because each can be different work. Send the exact question and name the report under review.
